Welcome to Stanton Meadows HOA

Welcome to our neighborhood! The Stanton Meadows Owners Association is a registered Washington State nonprofit Corporation. It was established in 1995 after development of Divisions 1 and 2 of Stanton Meadows began.

The community includes most homes located on 149th Street SE, and all residential homes located 150th Street SE, 152nd Street SE, 175th Avenue SE, 176th Avenue SE, 177th Avenue SE, 178th Avenue SE, and Stanton Street SE. NOTE: It does not include the Condominium project, (Stanton Village), located on 149th.

Upcoming HOA Election

Per the CC&Rs, the election requires the replacement of 5 new Board members and also requires a minimum of 35% of all homeowners in the HOA to cast a vote in the election to validate the election.

NOTE: Per the Association Attorney, not electing or voting for 5 Board members does not result in the HOA going away - the HOA is established permanently. What it does mean is that elections continue until all 5 replacement members are elected at the Association's expense, including special assessments, (additional dues from homeowners), if necessary.

If you are interested in serving on the Board of Directors, email the Treasurer NLT November 15, 2017 so voting ballots can be set up for printing and mailing for the November 30th deadline. Only one person in a household may be on the Board.

The positions of the Board of Directors are: President, Vice President, Secretary, Treasurer, and Member-at-Large. After the vote is completed, the positions for the elected members are determined by the newly-elected Board. Certain positions can not be combined and held by one person, i.e., President and Treasurer, etc.

Special Board Meeting, August 16, 2017

A special Board meeting was called for by the Treasurer of the Board in accordance with the Association Bylaws and CC&Rs to primarily discuss legal representation, consistently delinquent dues, and the Tot Lot fencing. You may read the minutes of that meeting here. Anyone who might have questions concerning the Board meeting or the minutes may email the Board of Directors at request@stantonmeadowshoa.org.

Association Legal Representation

As of February, 2017, the previous attorney representing the Association has moved out of state. Subsequently, we have now hired Zeno Bakalian, P.S., Kirkland, Washington, as the attorney and Registered Agent to represent the Association. Please note that anyone who contacts the law firm directly will be responsible for paying for all legal fees charged as a result of that direct contact. We would suggest you contact the Board first.

Association Dues

As of October 12, 2017, 17 of the 145 homeowners in the HOA remain delinquent in paying their annual dues. Of those 17, there are 7 homeowners who owe 2 years or more dues. Per the Board meeting on August 16, 2017, a number of homeowner accounts have been turned over to the Association Attorney for appropriate legal action. This is due to no response from those homeowners and have been delinquent for 2+ years with a minimum of 10 notices sent to them.

General Member Notices

A new Board of Directors will be elected on November 30, 2017 to take over duties on January 2, 2018. This will allow a transition period for the new members. (Read more on this page.)
